Commonly confused rules
- Three days vs one day. The broker has until the end of the third business day to deposit; the sales associate must hand the deposit to the broker by the end of the next business day. Weekends and legal holidays do not count.
- Transaction broker is the default. Florida presumes transaction brokerage unless single agency or no brokerage relationship is set up in writing - and dual agency is not allowed at all.
- Recovery fund caps. $50,000 per transaction and $150,000 per licensee. The exam likes to swap them.
- 14 hours, every 2 years. Continuing education is 14 classroom hours per renewal period - separate from the 45-hour post-license course before your first renewal.
